Introduction
These Terms & Conditions govern your use of Thambara Villa Unawatuna’s website and any reservations made with us. By using our website or making a booking, you agree to comply with these terms.

Reservations & Payments

• All bookings are subject to availability.
• Rates listed on our website are in U.S. Dollars (USD) and include applicable taxes.
• To confirm your reservation, full payment or a deposit may be required. Payment can be made via credit card, bank transfer, or any other accepted method.

Check-In/Check-Out Times

• Check-in: 2:00 PM
• Check-out: 12:00 PM
  Late check-out may be available upon request and may incur additional charges.

Guest Responsibilities

• Guests are expected to respect villa property and adhere to house rules.
• Damages to property caused by guests or their visitors may be charged to the responsible party.

Use of Facilities
Guests can enjoy amenities such as free WiFi, a fully equipped kitchen, bike and car rental services, and outdoor play equipment. Facilities are provided on an “as is” basis, and the villa is not liable for interruptions to services beyond our control.

Limitation of Liability
Thambara Villa Unawatuna is not liable for any loss, damage, or injury sustained during your stay unless caused by our negligence.

Governing Law
These terms are governed by the laws of Sri Lanka. Any disputes arising from your stay or these Terms & Conditions shall be resolved under the jurisdiction of Sri Lankan courts.
